Most mortgage companies don't have any sort of Guarantee and those that claim to have a guarantee don't back up that guarantee in writing. Not only do we have a guarantee we back it up in writing. Below you will find the most aggressive guarantees in this or any industry.

1. We guarantee that if you decide to do your real estate investor mortgage business with us we will give you the best pricing available. We invite you to continue shopping around. If you get a better overall price we will match it, If we can't match it we will assign your file over to your new lender within 24 hours. To qualify for this guarantee you must present us with a Dated Good Faith Estimate and Truth in Lending Disclosure showing the lenders name and contact information with all loan terms including rate, closing costs, mortgage insurance premiums, down payment and prepayment penalties if applicable.

2. We guarantee to not increase our total compensation as per our upfront mortgage pricing agreement. If for some reason you find that we have increased our compensation we guarantee to give you double the difference. To qualify for this guarantee the fees listed on your settlement must be more than the final Good Faith Estimate issued by us at least 15 days prior to settlement date. (No last minute changes will allow us to get out of this guarantee)

3. We guarantee to close your loan on time, if your loan does not close on time we will decrease our fees $50 per day we cause your settlement to be late. To qualify for this guarantee we must have 30 days to close your real estate investor loan from the date you request us to proceed and have supplied us with a full loan application. You will be required to return all disclosure documents within 48 hours using overnight mail and send documents needed to clear lender conditions within 24 hours of initial request. To claim this guarantee you must advise your loan officer 24 hours prior to closing so we can advise the title company or attorney to reduce your fees. We are not allowed to rebate these funds after settlement.

4. We guarantee that your overall experience will be the best you have ever had. If it is not please contact us and we will make it right. To qualify for this guarantee please call Danny Garcia at 813-908-0992 and let him know what went wrong with your real estate investor loan and how we can make it right.

5. We guarantee to return all of your calls within 24 hours. We know the most frustrating part of the loan process is the lack of communication, if you have requested us to proceed with your loan and have filled out a complete loan application we promise to return all your calls within 24 hours (excluding Sundays) If we don't return your call just let us know and we will reduce our fees for your real estate investor loan by $10 for each incident.

6. Our goal is to provide you with value added services, we work with some of the best realtors, financial planners, CPA's, and insurance people in the business and want to introduce you to those experts. If our loan officers don't ask you for the names of the professionals you use and whether or not you'd like us to introduce these professionals to you you will get $10 off your fees for each introduction you allow us to make. To claim the fee reduction please call Danny Garcia and let him know which professional you would like to be introduced to. This request must be made 24 hours prior to settlement of your real estate investor loans.

7. Our goal is to get your business and the business of your family, friends, and peers. If our loan officer does not ask you for referrals we will reduce your fees by $10 for each introduction you provide us to a person that will fill out an application for financing and plans to close their loan within the next 60 days. If that person decides to do business with us prior to your settlement date we will reduce your fees by $100.  To claim these fee reductions please call Danny Garcia at 813-908-0992 and provide him with the name and contact information of the person that you are referring. To claim the $100 fee reduction the person you refer to us must have filled out a complete application and paid for an appraisal at least 24 hours prior to settlement on your property. If the person you refer closes after the settlement on your property you can assign the fee reduction to them or we will issue you a coupon allowing for a $200 fee reduction if you close another loan with us within 6 months.
